Valdosta, Moody AFB, Albany and Dalton Mortgages: VA, FHA and USDA Comparisons

Updated October 2026

Homebuyers around Valdosta, Moody Air Force Base, Albany and Dalton often compare VA, FHA and USDA financing before conventional loans. The right starting point is not which program advertises the smallest down payment, but whether the borrower, address and property qualify together.

Screen eligibility before comparing rates

VA eligibility comes from qualifying service and related benefit rules, not simply working near Moody AFB. With full entitlement, eligible buyers can pursue zero-down financing without a VA county loan cap, subject to lender approval and the property’s appraised value.

USDA financing requires an eligible address and qualifying household income. A home outside a city center is not automatically eligible, and an address with a city mailing name is not automatically excluded. Check the exact property rather than relying on a countywide assumption.

FHA is not restricted to rural locations or military borrowers. The 2026 one-unit floor is $541,287; confirm the property’s county through HUD FHA Mortgage Limits.

ProgramMain eligibility checkpointOngoing program charge
VAService eligibility and entitlementNo monthly mortgage insurance
FHABorrower and property approvalAnnual mortgage insurance generally applies
USDA guaranteedEligible address and household incomeAnnual fee generally applies

Upfront VA funding fees, FHA mortgage insurance and USDA guarantee fees also deserve attention. Exemptions and financing treatment differ by program.

Keep conventional and assistance options in the comparison

Georgia’s 2026 conforming baseline is $832,750 for a one-unit mortgage. Conventional financing can be competitive for buyers with strong credit, even when they have not saved 20% down. Compare mortgage insurance, rate and expected ownership period rather than eliminating it immediately.

Georgia Dream offers Standard assistance of $10,000, plus $12,500 PEN and CHOICE options for qualifying applicants. Peach Plus has separate program terms. Review eligibility, repayment obligations and permitted loan combinations through the Georgia Department of Community Affairs.

Do not assume assistance can be combined with every advertised loan package. Have the participating lender identify the actual structure.

Price the house, land and closing together

Rural properties may introduce wells, septic systems, private roads or outbuildings that require additional review. Manufactured homes have program-specific requirements involving the foundation, title and property classification.

Get insurance quotes and buyer-specific taxes before choosing a payment target. Georgia generally assesses property at 40% of fair market value, and attorney-supervised closing adds costs beyond the down payment.

Use the monthly payment calculator for comparable scenarios, then request a tailored quote with the exact address, occupancy and available cash.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
