Smyrna, Kennesaw and Acworth Mortgages: Cobb Millage Rates, Townhomes and FHA Limits
Updated October 2026
Two similarly priced homes in Smyrna, Kennesaw and Acworth can produce different escrow payments because municipal boundaries, exemptions and insurance costs differ. An Acworth mailing address can also extend beyond the city and into another county. Red Clay Rafters checks the parcel and ownership form before estimating either taxes or available financing.
Turn millage into a usable tax estimate
Georgia generally assesses property at 40% of fair market value. For a $400,000 home, the starting assessed value is $160,000 before exemptions. Each mill equals $1 of tax per $1,000 of taxable assessed value.
As an illustration, a combined 30-mill rate applied to an unadjusted $160,000 assessment produces $4,800 annually. That is arithmetic, not a quoted rate for any of these cities. Actual county, school and municipal levies must be identified separately, and different exemptions can apply to different portions of the bill.
Cobb senior school-tax relief and HB 581-related protections should not be assumed from the seller's bill. Eligibility, local participation and application timing matter. Review the Georgia Department of Revenue's property-tax resources, then request a parcel-specific estimate.
Townhouse describes a building, not always ownership
An attached home may be fee-simple real estate or a condominium unit. That distinction can change project review, insurance responsibilities and the financing options available.
| Question | Financing relevance |
|---|---|
| Is the property legally a condominium? | Determines applicable project-review requirements |
| Who insures the roof and exterior? | Affects coverage and household insurance costs |
| Are assessments pending? | May increase required cash or monthly expenses |
| What does the association maintain? | Helps identify repair obligations outside the dues |
For 2026, FHA's national floor is $541,287, with higher limits in applicable Atlanta metro counties, around $690,000 or more. Check the exact county and unit count through HUD FHA limits. FHA eligibility can involve the condominium project as well as the buyer.
Keep escrow separate from closing charges
Escrow collects money for future tax and insurance payments; it is not the same as lender fees or recording charges. An initial estimate can change after updated assessments or insurance renewals.
Georgia's attorney-led closing also includes title and settlement work. Taxable long-term notes generally incur intangible recording tax of $1.50 per $500 or fraction thereof, capped at $25,000.
Compare recurring expenses in the monthly payment calculator and upfront items in the closing cost estimator. Ask whether the lender's tax estimate reflects the completed property and your expected exemptions, rather than an outdated or unusually low seller bill.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
