LaGrange, Rome and Carrollton Home Loans: Conventional, FHA and USDA Eligibility

Updated October 2026

LaGrange, Rome and Carrollton offer different employment centers, housing inventories and rural edges. A Troup County home near LaGrange, a Floyd County property outside Rome and a Carroll County address near Carrollton may fit different loan programs even at the same price. Begin with the exact property address, household income and available closing funds.

Compare conventional and FHA costs beyond the down payment

Georgia's 2026 baseline conforming limit is $832,750 for a one-unit property. Conventional financing may work well for borrowers who want flexible property options and a path to removing private mortgage insurance when applicable requirements are met.

FHA's 2026 floor is $541,287. County limits vary, and some Atlanta-area counties have higher limits, making address verification particularly important around metro boundaries. Use HUD's FHA mortgage-limit resources rather than assigning a nearby county's limit to your property.

USDA eligibility depends on both the map and the household

USDA guaranteed financing can offer eligible buyers zero-down financing in qualifying locations. Being outside city limits does not automatically establish eligibility, and a rural-looking address is not enough.

Check the exact address against the current USDA eligibility map. Household income limits and lender repayment analysis are separate tests: income from household members who are not borrowers can matter for program eligibility. The home must also satisfy applicable primary-residence and property requirements.

Ask for a written comparison that includes USDA guarantee fees, FHA mortgage insurance and conventional mortgage insurance where applicable. A smaller down payment does not automatically produce the lowest long-term cost.

Combine assistance research with realistic local taxes

Georgia Dream offers $10,000 Standard assistance, $12,500 PEN assistance for qualifying protectors, educators and nurses, and $12,500 CHOICE assistance for qualifying households. Peach Plus is another option with separate rules. Verify availability and compatibility with the Georgia Department of Community Affairs.

Georgia generally assesses property at 40% of fair market value before exemptions. Senior school-tax exemptions available in Fulton, Cobb or Gwinnett are not statewide benefits and do not transfer to Troup, Floyd or Carroll counties. Check each county's age, income, residency and filing rules.

Use the monthly payment calculator for ownership costs and the closing cost estimator for attorney, title, recording and prepaid expenses before setting your offer ceiling.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
