North Metro Atlanta Mortgage Hub: Alpharetta, Forsyth and Gwinnett Taxes and Limits
Updated October 2026
An Alpharetta mailing address does not settle your mortgage budget. Two similarly priced homes near the Fulton, Forsyth and Gwinnett boundaries can carry different tax bills, exemptions and association charges. For a useful comparison, start with the parcel’s actual county, municipality and school district rather than the city name on the listing.
Compare the parcel, not just the price
Georgia generally assesses property at 40% of fair market value. A $600,000 home therefore starts with a $240,000 assessed value before applicable exemptions. At an illustrative combined rate of 30 mills, that produces $7,200 annually before exemptions, or $600 monthly for budgeting.
Actual millage and exemption treatment vary. Georgia’s HB 581 floating homestead framework can limit increases in qualifying taxable assessed value where adopted, but local opt-outs and separate taxing authorities matter. It does not freeze every component of a bill or guarantee the seller’s taxes will transfer unchanged.
Fulton, Cobb and Gwinnett also have senior school-tax exemptions with different age, income and application requirements. An exemption shown on an older seller’s bill may disappear for the next owner. Review the Georgia Department of Revenue Property Tax guidance before projecting escrow.
Put the loan amount in the correct lane
The 2026 baseline conforming limit is $832,750 statewide for a one-unit home. That threshold applies to the mortgage balance, not the purchase price. A $950,000 purchase with 15% down creates an $807,500 loan, keeping the balance below the baseline cap.
FHA starts with a 2026 floor of $541,287, while designated Atlanta-area counties have higher limits that can exceed $690,000. Check the exact county and property-unit count through HUD FHA Mortgage Limits.
- Compare mortgage insurance alongside the interest rate.
- Add HOA dues separately from principal, interest, taxes and insurance.
- Use the anticipated buyer tax bill, not an unusually low seller bill.
Build a closing and monthly budget together
Georgia requires an attorney to oversee the real estate closing. Budget attorney charges, title work, recording fees and prepaid escrow deposits alongside the down payment.
The intangible recording tax on taxable long-term notes is $1.50 per $500 or fraction, capped at $25,000. The real estate transfer tax generally follows a $1-per-$1,000 schedule on taxable consideration; contract terms determine who pays.
Compare parcels in the monthly payment calculator, then separate transaction costs from reserves using the closing cost estimator.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
